Bridgeland is a busy place these days, I think both Shoppers and Luke’s can probably coexist. There’s also two more developments going up, one on each side of Luke’s.

Fuck this development, support Luke's Drug Mart. Don't care about the challenging-to-lease second floor medical office space. The architect did a good job with the prompt though I do think it looks good just don't care for the uses in it for this neighbourhood unless it has smaller CRU's facing 1st Ave. Would've been a good place to do a second floor Shopper's and smaller CRUs on the bottom, either way i don't care for Shopper's coming in to compete with Luke's.

I would bet there's enough customer base in the area to support both, especially with another 600 or so units still u/c. The issue for Luke's will be if a full grocery store goes in.

The two new developments next to Luke’s (one to the north and one to the south) add around 250 new units right beside Luke’s. That should help things out. The Shoppers will cater to the new developments further east.

Materials on this are very nice. Quite a bit above average.

Big fan of this. Simple, clean lines and good materials. It's almost retro to the 70s and 80s, in a good way. I think it will age well.
