So, with Munro, Harmony, Sydney, Jemm 16, SAIT, and Nay 17th ave, that's 6 good sized multi-family builds just finishing up, or u/c in an 10 block stretch. 16th is really catching some momentum!

In that 1.4 km stretch you mention as well as a couple of smaller '16th ave adjacent' developments, we are seeing a pretty strong density boost. Not just for 16th ave itself, but for the closer in North Hill inner city in general.

Add this one directly north of Munro and you get an even 600
This whole general area has been seeing some good density boosts through various developments, with so much more potential as well, especially when the Green Line runs up Centre through the area.
Imagine if 16th wasn't such a car sewer, 16th and centre with an LRT station and intersecting BRT could be a major urban node.
