Urban Development and Proposals Discussion

1975. Not a whole lot going on downtown other than a tightly woven cluster of office buildings and a few houses.

2025: lots more filling in, the shadows are filling up the photo as a whole rather than once cluster in the middle.
Downtown Calgary has gone through a lot of transformation over the years. Going from a downtown full of houses and a few buildings, to a downtown with more office buildings but all the houses replaced with empty lots.
The best part about the current era is we we’ll see very few new empty lots, mostly the disappearance of them. Downtown has almost come full circle but only the houses are now being replaced with apartments towers.
 
Just gotta keep filling out those parking lots. Going to have a much bigger city feel even in 2 years!
Looking at the downtown in general (the Beltline and downtown commercial core) We are mostly there, we mainly need to find a way to develop those empty parcels along the train tracks. Any other empty lots will take care of themselves.

There's been a lot of development on 10th Ave on the south side so it's not the noise/proximity to train tracks holding builders back. It's unfortunate our only over rail connections are parking lots. A pedestrian park connecting between Oliver on the South and a new development on the North would be great. I wonder if that's something where if the builder builds the building on the North side, the city can pay for the park over the rail corridor and have it as a public amenity instead of a private park.
 
For those empty, lots along the CP tracks maybe the city can come together with developers and affordable housing groups and try and create an overall plan?
I don’t believe the city owns any of those properties, but perhaps they can create some incentives to get those lots developed? Maybe it becomes a combination of some public spaces, with some incentives for developers, along with using some of the parcels for affordable housing.
 
As part of Budget consultations, they've posted the first list of projects for GamePlan. I assume as part of the next Budget cycle there will be dollar amounts tagged to each, but a starting point.

And the ill-fated Eau Claire lots (which, personally, I find even more frustrating and offensive). Those two areas of surface parking are the two largest remaining holes in the inner-city urban fabric. Fill them and Calgary would really be cooking with fire!
 
It's a shame those lots are owned by one developer; they could end up sitting for another 20 years. As always, the story seems to be that smaller broken up parcels get developed easier, which large parcels owned by one developer sit empty.

For me these empty parcels are the last of what I would call empty lot sprawl. I would be willing to see some taxpayer money going toward development of public amenities, or incentives toward retail like a market, or theater plaza, etc.. Anything to get them filled in.
