That will be some serious buildings on 17th ave. Are we going to need some rapid transit improvements to go along with the new developments?
Transit to what? I ask this in good faith, maybe there's something I'm not considering!
Especially if a grocery store goes in at Broadway or somewhere nearby, just about every day-to-day need will be satisfied n the area.
It's already got a Best Buy and Canadian Tire, clothing stores, etc. and will only become more competitive and diverse with new density.
If people are commuting elsewhere, it's probably not in a predictable enough pattern, and at a large enough scale, to the point where rapid transit makes sense. Other than maybe to Downtown.
Though I personally feel like 17 Ave is close enough to Downtown to walk — and if not, the 2, 17, and Red Line offer pretty strong coverage and service into Downtown from 17 Ave already.
Though I would love to see some upgraded stops and wayfinding for Downtown/Beltline buses generally, it would be a huge QoL and visibility boost for service that is already pretty good!
I suspect a lot of people in this area who should be taking buses, tend not to, just because the stops and routing are not clearly communicated.
This might be our first area to truly breakthrough and become a microneighbourhood, where the majority of residents are relying on their own legs for transportation. The question might shift from "how do these residents leave?" to "how do other residents get here?".
