In other development news, First on Seventeenth is launching their project website today. https://firstonseventeenth.com/

Located across the street from Sovereign, the northwest tower is proposed to be 37 stories and southeast tower at 47 stories.

If built this would bring some serious density to the eastern side of 17th.

Theres an engagement session on April 1, so hopefully this isn't a joke!

Should probably get a thread for this. I mean not a shocker with all the development around the stampede grounds, i think we’re finally seeing the start of a big investment push into that part of 17th ave.

There has been talk here and there about this parcel, and now some more info on it. two towers, 47 and 38 storeys. Heights are estimates until the DP has been submitted. Directly north of Sovereign.

Interesting that this appears to be a collaboration between Western Securities and Boardwalk Communities. Boardwalk is a publicly traded REIT, a quick scan of their 2025 annual report didn't mention this project, but they represent a significant amount of funding. This is likely purpose built rental, which I feel gives it a pretty high likelyhood of happening. O2 Planning and Design was the planning firm Vesta used for Broadway on 17th.

Great density, great location, towers look kinda meh though. I do love how a lot of proposals now are trying to bring people into the site instead of just doing a massive podium / street wall.

Awesome . Like I said earlier in another thread, the 17th Ave. entrance to the stampede is the game changer. Without that entrance we wouldn’t be seeing as many of these proposals for the eastern edge of the Beltline.

The final look will depend on the brick. If it's the monotone 70's brick that much of the Beltline has, then meh. If it's more the varied look of the BLVD podium, then it could be a win.

Is the giant tree in the middle of the lot being preserved? It almost looks like the layout was designed around it.

Love the brick podiums. If they keep that, I'm a huge fan. Regardless, more development to this part of 17th is a huge plus.

I’m also a fan of the brick, and hopefully that herringbone design on the sidewalk sticks too.

I’m just really loving to see that this part of 17th is starting to see some love. Imagine if we had a whole retail/bar scene going from the stampede grounds down 17th ave to 14th street. YES PLEASE!!
