New DP submitted for a proposal right next to Banff Trail station

Susprised at the number of 5 on 1's still being proposed given the sorry state of the apartment condo and purpose built rental markets. I guess these types of proposals will be the last ones standing as they are more cost effective than anything else.
 
A very boring building but built in one of the most obvious locations for this kind of building in the city. 20m from a LRT platform and on a quiet street is a great spot. Banff Trail being the last onon-freeway median LRT stations in the NW so it's both a surprisingly quiet and surprisingly accessible location.

For example, a hypothetical student living here with a UPass could leave their apartment, walk ~25m, hop on the train to Lions Park, walk ~25m to the grocery store - probably less than 100m walking and 5 minutes commute time all in? That's really as good as it gets, unless you live right above a main street with a bunch of retail.

These are fairly cheap to built.

In the Alberta Building Code, if a Group C Occupancy (Residential) is under 18m, it doesn't classify as a 'high-building'. Meaning, it doesn't require an emergency generator, 2-hour emergency systems, a fire pump, pressurized stairwells, a non-voice communication fire alarm system. I think there are also less stringent elevator requirements. It doesn't sound like much, but these measures reduce the cost of construction and simplify construction.

Except these are typically 20-22m tall.
