Urban Development and Proposals Discussion

i have a strong feeling, Truman will be selected to build this area
Truman would be good, but would be nice if the parcel off the land and sold individually to developers, like they did for University District or Midfield Heights. I don’t want to see the whole parcel tied to one developer.

i dont really mind how they build it... as long as thoese dandelion are gone.... and homeless poeple are gone in that area....
 
So it is mixed use... nothing on the development map yet.


They expect to begin construction in early 2027, with tentative completion by late 2028.

I'm having a hard time picturing how all of that fits into the parcel there. Is the McDonald's being knocked too?

It is a decent size parcel, the size of the tractor trailer shows you there's room. What isn't great is that there's no way to go Northbound out of the parcel.

This whole section of Macleod may be one of the worth to live on. It is a very wide right-of-way and apron city with a decent distance between pedestrian crossings. In another thread I mentioned the level of development in the area means the City should look at investing in the area. More lanes aren't the answer here either. A frontage road is desperately needed between Southland and Heritage; It could nicely connect the mixed-use development in the area and make it a little more pedestrian friendly. It would actually improve traffic flow on Macleod too.

This isn't a new concept to Calgary either. All you really have to do is adapt what you did along international avenue. With the red line you wouldn't need the bus lanes, but you could adapt this concept and maybe use those as reversable through lanes? Someone smarter than me can work out the details. I'd also add a multi-use pathway that allows people to ride along Macleod and connects the communities east and west of Macleod to the train stations.

I forget what the exact proposal was a decade or so back, to redo a bunch of Macleod to give it the pedestrian zone and bike zone necessary to transform it over 50 years of evolution into a grand boulevard instead of a stroad.

Didn't go through - hard to fund investment in a result that few of us will be alive to see.
 
The ROW is there, the businesses and developments are there. I guess the issue is the money, could be done in conjunction with a Heritage/Macleod interchange improvement. As the City you cannot approve all the development going in here and then not invest in the area yourself.

What caught my eye...

The province has committed $1.1 billion over three years to expand the Calgary LRT system, including development of an LRT connector to Calgary International Airport—a project that has been part of the city’s long-term transit plans for years.

This confused me, could just be poor knowledge by the writer but we aren't doing LRT to the airport, are we? We'll need more details to know if this funds anything beyond that blue line extension.

Within Calgary, the budget provides support for 45 ongoing school projects and introduces 14 new school developments.

The city will also benefit from a portion of the province’s broader $3.3-billion school construction and modernization program aimed at expanding capacity in rapidly growing communities.


I wonder if this includes anything for the inner-city which has seen over capacity for a while but no real green field opportunity for new schools. Something must be done.

The budget provides $59 million over three years for the Arts Commons (Werklund Centre) and Olympic Plaza transformation.

The Contemporary Calgary Centennial Planetarium project will additionally receive $16 million.


Is this enough to complete the next phase at Werklund? There's no way that's enough money for Contemporary to move forward with their plans. Is it?

Remember that the Provincial share of funding for these projects would also likely assume an equal share by each of the City and Feds, so $16 mil might turn into $48 mil.

Most likely this is mostly just green line funding actually being paid with another little chunk for blue line extension. Not sure if we ever got clarity on the timeline provincial green line funds would come? Maybe this is like $350M per year to Green Line and another $50M for blue line.

I'm pretty sure the $16M is part of the $40M commitment. From the Capital Plan, they have a total of $16M over the next three years. Usually if it's $16M additional, they will list the full amount here. Like how the Event Centre funding isn't new but it's listed and phased out in the capital plan. Same with Deerfoot, Ring Road, etc. that are not new but full amount listed in the capital plan.
