Agreed, that patio was always cold when I sat on it. Aside from July and August when you want shade, it was always dead.
 
In general, I just think the vibes won't translate. It will be the same issue that happened when they relocated The Unicorn.
 
I thought the building that The Ship was in is owned by Arlington Street and was recently renovated?

Edit: Nevermind. I see this is a separate building. For some reason I remembered it being one big parcel. So is the plan to replace both the office building and the small brick apartments?

I believe the plan is to replace the existing brick apartment building, then add a couple floors to the existing office building the ship is in, converting the office floors to apartments

It looks like the plan is to renovate/convert the office building at 534 (leaving untouched the ground floor where the Ship is), and tear down/rebuild the little apartment building at 532.
 
The ship will have to tone down the live music, but at least it’ll be selling beer and pub food and the patio will remain. The patio is one of the main draws there.
 
Fairly certain this building will be a rental building. Any noise concerns can be taken care of through a 1 paragraph addition to any rental lease saying the tenants acknowledge they will be exposed to noise from the patio and the bar downstairs. Problem solved. For people who really hate it, they don't have to renew their lease.

The Pig & Duke is on the ground floor of a rental building in the Beltline and has a busy patio in the summer. Mugs Pub is on the ground floor of a condo building in the Beltline and has live music a couple nights per week. These places have existed for years with zero issues.

I love the Ship but I think they are making a way bigger deal about this than is necessary... especially since the building can be designed with their needs in mind right from the start and the transient nature of rental buildings will prevent concerns from building over time.
 
Perhaps I am a little biased as my MIL resided in one of their buildings for quite a few years and I saw how they managed their property. Let's just say, they would be the poster child for slumlord operations.
