First comment on the Reddit post was about traffic and parking. This will get nimby'd into the abyss.
I saw that. It’s always good traffic that’s the main complaint 😐
We don’t need to be worried about vehicle traffic in an inner city neighborhood that has two LRT stations, a major post secondary institution and a 100 or so retail/resto options within a kilometer walking distance.

That’s also where I fall on this. The location is actually logical for that kind of density. It’s inner city near the LRT and lots of retail and SAIT etc and it doesn’t overshadow anybody. It’s not adjacent to any residential.However we’re not used to this scale so it feels out of place.
Build this, and a couple of other high-rise’s along 14th St. and suddenly fits right in.

It’s cute to immediately dismiss concerns on the basis that these complaints are usually only that of the existing residents not wanting more vehicles on their adjacent roads, but in this case it’s about the future residents on this plot. There aren’t that many existing residents in this area, just four small walk up apartments on 7th Ave.

It’s those that move in to this development that will have major challenges with vehicle access and it’s fine to not care but it’s still something that should be considered and addressed how to alleviate this certain issue.

Though it’s not a stance worth making in opposition, but it still needs to function properly.
 
We have a right leaning council that's car first, and against suburban density. Conservatives on city council, and the neighbourhood association will be against this project in a heartbeat the moment they see the density so far from downtown and the traffic impacts. 100% chance this gets cut to threads until it barely resembles the initial proposal.
 
I know a lot of people are non-plussed by the design of the buildings, it should be pointed out that these aren't the final designs, it's the overall concept.

In regards to the development as a whole, I like it, this is a great opportunity to get good density into the area without stepping on anyone's toes. I would be okay with the towers being somewhat lowered a bit. 25 storeys for the tallest one, and go from there?

Hard not to be non-plussed by the concept for the plan either. It's pretty much Anthem's Waterfront Ct.

Plenty of positives for those that choose to live there though. Great for Sait students. Close to three C-train stations. Close to North Hill. Right near one of the best parks. A few minutes to a grocery store and the rest of Kensington. Elementary school across the street if you have kids.

Nothing much to get excited about for those looking at it from the outside though.

This is an exciting project. We have the chance to add a new skyline/sightline to the city and to create a truly unique and interesting space that adds to the already rich tapestry that is Kensington. Let's get over our infatuation with concentrating all of our density downtown and try to build more centres across the city.

I suspect that in the future, areas such as North Hill Mall and SAIT/AUArts will be developed with larger towers, so this won't be an isolated pocket. While I agree it would be great to see density in Westbrook and Chinook, why can't we have both? We should revitalize those areas as well as this one; it doesn't have to be an either-or.

The fact is that Bankside and Sumus acquired this parcel and chose to hire a world-renowned firm to design it. If anything, this only raises the bar for other developers to strive for more quality architecture in the future.

As the package notes, this proposal aligns with the LAP for the area, save for some minor height adjustments. The project also includes a new connection directly to the SAIT LRT station. I would love to see this built in its current form.

The general setup is nicer than the Waterfront development IMO. It feels more open and spacious with more green space. We’ll see when the final design comes out or when it’s finished.
As for the buildings we won’t know until the designs come out, and that will make a big difference on how the overall project is.
Judging by previous projects of Allies and Morrison, they pay decent attention to details of materials so I think that will be the big difference here.
