I walked by this the other day, and what they are building at street level feels big and inviting, but the render makes it look a bit closed off, grey and cheap. Hopefully a colourful and bright interior shines through the glass and they choose the right overhead lighting and landscaping. I'm excited to see this corner transform.

I think most of the front will be set back, like where the concrete poles are will be open. So where that big concrete block is should be a fairly small section of an otherwise big sidewalk.
