I really wish that heritage building in the foreground was some type of restaurant or something. Seems like such a missed opportunity to not utilize that patio space along the river for something like that.
Memorial is a total car sewer. I can't imagine a patio would do very well there when it would have to compete with existing patios a block away on a much nicer street.
 
I guess but this one is lucky enough to be on the backside of the building and face the river so I think it would have a shot at working.

I could see noise from Memorial being a deterrent, but not traffic.

If you could license the boardwalk on the riverside of the building, the only traffic you’d really see is on the 14 St. Bridge, which you’d be somewhat sheltered from.

The location kind of offers drivers, cyclists and pedestrians reasonably friendly access, but isn’t more favourable to one over the other.

That's what I was referring to when i said a patio couldn't work along Memorial. It is loud and unpleasant to be around, particularly at that intersection

Removing two lanes for a streetcar should do the trick 😁
 
Between this and Beltline Block, it is interesting to see developers choose to maintain the foundations of their projects. It makes sense but is still uncommon in Calgary, likely because we don't have an existing inventory of building stock that has aged to a point of qualifying for something like this. Blank slate surface parking lot, versus underutilized or dated building.
