Probably enough to get it over the hump and on to feeling like a neighborhood.
I don't agree, this fills in the neighbourhood a little more but there's still a large hole. Like you say this is boring and 90/00's suburban but that's what Currie is going to get. Currie has had potential, but more and more I lose hope it won't realize that potential. Maybe the redo of 33rd and 34th made making Currie a destination too daunting.

Yes and no. With this built it would still have that big open space of the other two parcels, but at least the north half of Currie will be developed. I guess that side will feel like a completed neighborhood.

Edit: Okay I see this is only half of the large north parcel. At first glance I thought it was two buildings (one on each side of future Currie Street) So...still aways before Currie feels more established.

Was always going to be tough to achieve the density described in that original currie "vision", without the west LRT going that way. Also hard to create a "neighborhood" commercial area with marda loop being so close. Could still see a university district type vibe though, with some ground level chain-style retail. Not every area in the city is going to command premium finishes and quality
 
CM station actually integrates really well into the eastern part of Canyon Meadows.

There are houses on either side of this and across the street. No giant parking lot, no access road or gated tracks to cross. Just a small plaza and a bridge directly to the station building.

As for the car dealerships on the Lake Bonavista side, I see them as a blank slate that could one day be redeveloped.
 
If I remember correctly, in 2006ish, there was a zoning application to put up a few big apartment buildings where Advantage Ford is. The community of Bonavista on the other side of Lake Fraser Drive were very opposed, and Council didn't seem to be in support (can't remember if it even went to a vote or not) so the developer said forget it, and built the car dealership. Any other long-term member here remember that?
