It's definitely not Hardie. It's some sort of Chinese knock off Hardie panel, and it definitely looks like painted chipboard at the areas it's deteriorating.
Agreed. Even the edges didn't look finished. It looked very cheap.

Here's another a few blocks down, that was built in 2017. The fading isn't as bad, but still a fair bit of fade from 2017 to 2023 (when the photo was taken) I don't know if it's due to the lighting or not, but it definitely looks like it has faded.

CRUs seem to be filling out. Iyycburg (burger place) looks almost ready; Om Organics (organic skincare shop from Invermere), and one8T wellness are open now. Still no indication of who might be leasing out the big corner unit.

Marda Loop is about to be stacked with burger places. Boogies, A&W, and now iyycburg and Rosie’s opening up soon.

Edit: forgot to add my crappy nighttime photo

It's also a non standard colour that the architect wanted and I'm pretty sure neither the manufacturer or contractor were willing to warranty. Fiber Cement manufacturers have colours they will provide and warranty, and a lot of the time if you go away from that they definitely let you know it's at your own risk.

Pretty happy with how this one turned out, lots of materials as is common on buildings these days, but it doesn't look too busy or overwhelming.

How is that possible? All the nimbys on Facebook said that marda loop was destroyed and all the buisnesses were shutting down because the sidewalks were widened

I don't really understand the logic in opening up a Rosie's less than 1 block from Boogies, which is well established and very popular in the neighbourhood. A&W corners the "I want a cheap burger at all hours of the day" market and iyycburg has at least been smart enough to move in a few blocks away on the other end of the strip. .

It's like Doodle Dogs opening up 1 block from Global Pet Foods and then blaming construction for their failure when really it was the fact that they were beat out by the established competition in the neighbourhood. Ironically another pet store has replaced Doodle Dogs.
