If I recall the residential towers were something 40 and 34 stories. The Commercial tower was close to the current built tower. Can't quite recall.

This block hasn't had a building on it since about 2000, it's been a parking lot ever since, and has been at least partially a parking lot since the 1970s according to old aerial pictures. Of the nearby upgrades, the DJD/Kanahoff expansion and upgrade was a mid-2010s vintage, with Hotel Arts, 1st Street condos and 13th Avenue Greenway happening mid/late 2000s. MacLeod Trail condo alley was all late 2000s vintage if I recall correctly.

Being "run down" is a bit subjective, but from a built-form perspective, I think the case can be made that the area is currently the least run-down it's been since at least the early 1960s. That was the last time this block was completely full of development.
 
Yeah it’s too bad Sunterra isn’t doing too hot these days, cause the whole 5 black radius is gonna basically double in population by 2030. If they go under, another grocer will step in no doubt.
 
Between Galloway, Beltline Block, the conversion of the Transalta building and 1105 Centre St S, there is going to be a huge increase in population in that area.

It was from this post. Three of the four blocks adjacent to the intersection have developments under construction or very close to it.

Lots of change coming to that area with 710 units under construction or with an active building permit, and the strong possibility of another 392 units. In that small 500' radius will very likely see 1,112 new units get built. If the phase 2's of Beltline and 1150 Centre also get built that small area would gain 1627 units. That would be pretty amazing, probably enough to kick start it's own little hotspot.
