Why is that bad? Significant foot traffic from runners/walkers/bikers, the exact target market. There's a bakery, coffee shop and restaurant right next door....
Agreed. I think it is a pretty good tenant and use for the space that still activates the corner. If you check their other locations they all have outdoor spaces which are utilized so i'd expect them to do the same here and was probably a draw for this location.
