Interesting design for the balconies. Not sure I'm really feeling the vibe of it, looks like it has the potential to end up looking really cheap.
 
Better than the modular one they're working to complete now because it is a bit more dynamic. A lot of this size of development has vents all over it, just way it goes. And I get why they don't want to retail. They're not in the business of managing retail spaces. And as has been stated, there is plenty of retail around here.

The difference between considered and unconsidered creates a significant range though.
 
How are AHC tenants? Affordable housing is good, but if it's like some of the Homespace buildings, having this many people close to the LRT would be bad for crime and drug use in the area.

The provision model assumes that they are making back most if not all of their capital contribution over time, so they can finance the occupied development, and then move onto the next project.
