Noticed a sign for this proposal over the weekend on 34th Ave in Marda Loop.

Looked it up thinking it would be another Leonard Group project, but the proposal is a modern 5-story office building

Hard to tell if this is office or residential on the upper floors. I assume office because two parking spots for residential would start a riot.

Doesn't look like residential based on application. Design looks fine. Nothing exciting, but nothing to really gripe about. Benefit should be more services (hopefully some doctor's offices) in the neighbourhood.
