Hmmmm. It’s drawn as 7 ½ storeys but listed as 6. Overall I like it. Its unique in some ways. Balconies could be nice.
I really like the newer proposal. Love backlane access and usability. It can really improve a city and make it more attractive and interesting.

I like it. Not as flashy as the original design, but going wood frame with a more simple layout probably makes it a lot more feasible economically, and thus, more likely to actually get built.

The new DP for this one is in, no drawings posted. And the applicant is S2 architecture, so I am not sure if the renderings from CTZN Architecture's social media a few posts up is accurate:

If you could consolidate the block on both sides of the alley, this could be an opportunity to take a risk that could become an interesting template for redevelopment of 16 Ave N.

I don't think 16 Ave N is ever going to be pedestrian friendly. Not with the level of traffic, surface parking lots, pawn shops, gas stations, mechanics, standalone restaurants, and drive throughs. What if instead, we focus on moving CRUs to the south side of 17 Ave N and the alley between 16 Ave & 17 Ave N?

I think you'd still have to have CRUs on the 16 Ave side of the building, because it'd be tough to sell those ground floor units as residential with the traffic noise, and the alley would require a lot of work, since so many buildings have surface parking off the alley, and the overhead powerlines would need to be buried, but the pedestrian focus could be pushed away from 16 Ave N.

This project seems to be a(nother) revised version of Forum 17. It looks like they've taken out all of the ground-floor CRUs in favour of live-work units, along with the proposed "Laneway Retail" in the original. The architect is now S2 instead of CTZN.

Shame, as that CTZN concept was really good (Renderings below).

That's really too bad, the previous proposal was much more interesting both from an architecture and use perspective. Only a few blocks from me too, so I probably would've used that laneway retail.

Agreed. The previous design was much better, at this point it's a case of it still being better than what's there now, but still disappointing.
