Urban Development and Proposals Discussion

Stephen Ave to me is the 5 blocks pedestrian mall, once you cross 2st and the pedestrian mall ends, I just call that 8ave, and 8th has some super boring buildings for sure, definitely no argument there. How far west are the streetscape improvements going?
 
Poking around the DMap.

I see an approved land use change for a pretty interesting site in Mission. Right on the river and not that big of a lot... Maybe there's opportunity for a Nest 2.0 here.

Description
A change is proposed at 101 25 AV SW to allow for:
  • The removal of a maximum density limit for the site;
  • The existing height limit of 50 metres and Floor Area Ratio of 5.0 is not proposed to be changed.
  • An amendment to the Mission Area Redevelopment Plan is required to increase the maximum density from 395 units per hectare to 463 units per hectare.

the entire stretch from 11 St to Macleod, west of Stephen Avenue they're putting in new sidewalks and raised cycle tracks

Absolutely the City too, they have so much say in how this gets planned out.

All those townhomes have garages in the back too, it's like they are planning for 6 cars in 2 and 3 bedroom townhomes. Guess new immigrants have to stack up with these house prices...

After just going for a ride along the elbow river pathway and through Mount royal, Mission, etc, its hard to believe this is even the same city

There's something similar to this in Legacy, minus the angled parking and boulevard. Using the cars parking along the side you could very realistically see how this could be a six-lane road or four driving lanes and two parking lanes.

When he mentions a fashion hub, he's not wrong. This isn't rodeo drive but with Lululemon here, there's Arc'teryx and Fjällräven on the next block, across Tomkins Park there is West Elm. Not to mention a few other maybe not mainstream but cool shops like Purr not far away and a couple vintage clothing stores nearby.
