Agreed, looks like they changed the design, and now it's the standard build that's going up on every corner. Nice to see the corner retail still there.
 
Here's hoping the derelict home to the north gets a similar treatment.
I noticed on dmap a while back that there was a land use change but then I think it got pulled. Hopefully a developer is trying to acquire a few more parcels because that would be a great spot for something similar or a small 4 story apartment building.

If you slapped 19th century bricks on this and narrowed the roads, it's about 95% of the way to a historic Montreal-style neighbourhood of plexes and mixed-use townhomes. It's that retail bay that really takes this one to the next level.

Developments like this are really setting the new bar in function. If we figure out how to make this a standard infill product (including the retail bay) we got a tool that can radically transform much of the city to a vastly more walkable urban place.
 
Now lets drop 19th to one lane each way, add a bike lane similar to what's on 24th Ave and street parking all the way into Hillhurst and we're talking!

Between 24th Ave and 16th Ave there are now 7 new townhome developments fronting onto 19th St. Plus the Blues Can is now open on the corner
