Where are those of you who say we need some TOD?

350 Units coming to Franklin LRT. Ground breaking in 2026.

Of note 50 per cent of the units will be at below market value, and the mix of units will include three-bedroom configurations for families.

This is a great place for some larger buildings 6-15 storey range. We might as well, it's right across from a train station and only throwing shade onto Memorial Drive. A perfect place for build residential with minimal parking.
I hope you’re right, the higher the better by a station. It’d be nice to see a catalyst for development along the NE line.

I’d assume the demand for apartments would be quite high over there, and ridership is great on transit in this area of town.

For some reason the West line seems like the prime redevelopment area along the ctrain right now though. It’s strange because that’s the line that has the least ridership.

Perhaps developers just see higher margins on the west side of town, and the LRT isn’t the primary reason for this, it’s just a minor bonus.

I think it is this. The owners of the commercial along 36 Street and the Blue Line in the NE could easily add some residential to their commercial and do well. What can you get for rent though? Very little inner-suburban development in the NE. There's that one great project close to 17th Ave SE... I need to check on it.

Looks like DP was submitted in March:

If this has that density, I would be thrilled!

Back to my NE point... If you can save on construction cost by building minimal underground parking because there's surface parking and LRT why not do it? To the original point, margins.
