Except for the pointless lay-by and sidewalk zig-zag on 27th Ave, seems like a reasonably okay win in scale and form.

Is there some sort of contextual setback nonsense happening on 27th Ave here? Seems weirdly setback from the sidewalk and the "corner" patio isn't on a corner. I don't know what the rationale would be to bother keeping that setback preserved.

Looks that way. It's the same for the other side of 27th.

I am glad, for the most part, red is no longer a facade colour choice but man some variety away from white, beige, and black would be nice.
