The new lighting will add some funkiness to the area, and a year later after some of the LEDs burn out and some are flickering, it will add some big city grit.
Crown Jewel sounds kinda pretentious, but you could make a case that it’s the best development in the district.

I'll wait until the location actually comes out. From everything I've read or heard, nobody knows. Also with Truman being involved I have more faith it'll be on a piece of property they own.
