    I think people forget they even before the houses started disappearing from Victoria Park it was already a sketch neighborhood. All cities have sketchy neighborhoods, and they always end up in the least desirable area of the inner city. Victoria park was never going to be like Kensington.

    I’m not sure that’s going to happen. Vancouver will never be affordable, Toronto, maybe will. The difference going forward into the future compared to the past is that immigrants used to come to Toronto and Vancouver almost exclusively, but the trend has changed and will continue to change...

    That’s his name Bob Dhillon? 😂 100,000 is about right. I recall in another thread the area in downtown’s three mile radius is 150,000. Add another 100,000 and you’ve got the critical mass for the inner city to be its own city.

    The only reason I can think of is this proposal being six stories compared to the five story one next-door. Also a bigger footprint than the one next-door. The problem with SDAB is they have guidelines to follow and can reject something on a technicality without looking at the whole picture...

    Okay. Thanks for the explanation. I thought the downtown boundaries were defined by density, but being defined by jobs makes more sense to Calgary‘s weird boundaries, like leaving out Mission, but adding stampede grounds and Victoria Park.

    The points outlined are somewhat valid, but as always the ARP means nothing. Administration will follow the ARP, but the same development might still work outside of the ARP. My concern is how close it is to the neighboring building. If they can rectify that, then I say build it.
