34th had commercial first, and it was the street car route until 1948. The trolley bus, and later the diesel bus, went up 33rd instead, and commercial began to develop there also. Why switch the transit to 33rd? I think the idea was that 33rd had better prospects of extending further west to...

The main problem is that this really strangles the businesses in and around fully closed sections, depending on the length of the closure. You need to keep blood flowing through the limb to keep it alive, not sure how long you can that flow off.

Tying the main streets investment in Marda Loop to the upzoning "in advance", was a mistake, and unnecessary. As also noted, there is no evidence that city-led upzoning is an advantage in leading to development. Since it was done, there have been more and bigger projects pursued and completed...

I think the road widening setback makes the house site almost undevelopable. If the house stays, long term could be a character corner cafe or some other adaptive re-use, that could be neat. Otherwise probably a wide spot in the sidewalk.

It was actually the "Emerald Stone" site on the north side of 15th Avenue. Was to be an Alliance Atlantis cinema.. It fell through when the Alliance Atlantis chain was purchased by Famous Players (the ultimate company successor is Cineplex). The community association was supportive of the project.

Leland Park was the original name of the subdivision for this area, circa 1910-1911.

I did a bit of research recently on the evolution of Crowchild Trail / 33rd Avenue. Some of you might enjoy:

Interesting. There is a pedestrian overpass south of the interchange. I think it was put in place to connect Currie Barracks to the PMQs in the military days (anybody know different?). Not sure how much use it gets though.

    Glenmore Landing | 115m | 35s | RioCan | NORR

Before Glenmore Landing was built there were several attempts by Campeau in the late 1970s to build high density on this site. Lots of news articles on it, but I couldn't find an image.

Perhaps the developer who commissioned the original for Edmonton decided to bring the concept to Marda Loop instead, modified for a smaller site than originally proposed. Will be interesting to find out. Makes me happy regardless. Does anyone know if the 124th Street version was ever built?
