I know AHC has done a lot of work with the Sunnyside Brightening Committee to work on that triangle park and make it a space that will be activated and get use.
Attainable Homes has been on the record multiple times saying they build housing for people, not businesses. Thus, no retail at this site.
Plus, at this location you are ~3 minutes walking to 10th street and all the retail options there.
