    In addition to a hotel, 17th is also directly missing a 1000-2500 person music and performance venue IMO.     Crossing fingers that there are wood soffits or features somewhere on/in this building. Not only do I think it would look nice on this specific project, but wood is a warm, natural material that really should be used more across cold/corporate infrastructure across downtown overall.

    I'm actually really, really liking this building. It's simple, but strangely smart and its pattered aesthetic visually integrates into the neighborhood. IMO, it really is the perfect building for this location.

    'Disappointment' is a terrific word to describe this project. These look like ski lodges along a BC mountain, completely out of place. That location was absolutely prime.... what a missed opportunity for something more elevated/elegant in design, presence and density.
