I’m in a really good position to help you. I own a one bedroom in park point that I live in. I just took possession of a 1-bed at Royal for rental. Similar build quality I would say. PP is better located for downtown being nicely halfway between 17th and 8th. Whereas Royal feels more like it is...
Not so good for anyone below 29th floor in existing building....! (But then they should have always known anyway). Developer still says they have no timeline on the 2nd tower (though of course they do behind closed doors, I'm sure).
You won't be surprised to hear that second building representation is misleading. Even sales staff said it was shown for location, but not for height. I was told that the likelihood is that the 2nd tower is 28 stories high, so only 5 stories shorter than the first tower.
8.2/10. Pretty good. There were a few smallish deficiencies. Kitchen is good and so is bathroom. Similar standard to Park Point. I gather the top few floors (Sky Suites?) are more plush. For example, they have the 1.5x width front doors like in Evolution (by Bosa, in East Village). Not my unit...
I'm on floor 16 and have already had my walkthrough inspection. Move-in likely mid June I am told. The communal spaces have a long way to go but expect they'll nail it.
My understanding is 26 floors. They are tight-lipped, but I chose a 30th floor unit in PP facing new tower somewhat and sales people confirmed that my view shouldn't be affected by the new tower. So definitely shorter.
As a previous customer of Qualex, I can testify that their buildings have indeed had some major issues for years now. They are a premium package, but I'm afraid their buildings aren't built with the integrity they should be. Stella, Luna, Calla and Mark on 10th have all had fairly major defects...
