    I'm not a retail expert, but I suspect Kensington's rates are too high for the current market. Thew nice thing about supply and demand is that eventually businesses will fill those spots in Kensington again once rates soften.

    Yeah, this is great. As I mentioned in the other thread, Village Cream shops are instant vibrancy machines. This place will be rocking in the summer, and generally busy all year.

    I haven't heard anything on this one, but it would be great to see it built. It's a small project, but it's a game changer. A Village Ice Cream is an instant vibrancy machine, add in a Phil's and an Una and you've got a busy little area.

    As far as downtown hotels go, Calgary has been playing catch up for a while. A few years back it was quite difficult getting rooms downtown. There was a case where the president of Mexico (and his group) came through to Calgary but did not stay overnight because they could not get a room booked...

    It really frustrates me to see buildings being setback when there are already buildings right up to the street. This city can't seem to get out of its own way sometimes.

    You are correct that simply adding density on a given street isn't automatically going to make it vibrant. There are super dense neighborhoods in cities all over the place that aren't vibrant. Not every street can be vibrant. This building could be beautiful, but it wouldn't make any difference...
