It is too bad that it couldn't embrace the east side more. There's been a ton put into that section along the Elbow River, this really does turn its back on that. Meanwhile Stampede Trail has the back of the BMO and the back of the Casino... I know there's the possibility of more on Stampede Trail but at this point there are zero plans or proposals. Too bad.

I dont feel the view from the hill is that bad (plaza, commuinity arena). The SAM center and arts academy are rather boring and "un-activatable". Having the arena open to the N/W/E is 100% the best decision, you can never have all 4 sides useable. Development will happen, to expect it when shovels just hit the ground is unrealistic

I'm not expecting shovels, I'd just like for there to be some kind of something out there. I'm sure someone somewhere is working on something, and that is probably CSEC but I know from living in Edmonton when Rogers Place was announced along with it came announcements of all the other development in the Ice District. Now, it took a few years for that development to be completed but at least at the time they telegraphed what you had to look forward to.

I do understand why the arena is orientated the way it is I guess I'm just whelmed by it.

The ice district is very much a "facade". It's attracted almost no investment, aside from what Katz has done himself. A horrible part of town, with a poor plan based entirely around an enclosed "LA Live" type plaza, next to a very busy 6 lane road. This has shown to be very problematic type of plan for a winter climate, and why large amounts of that plaza are unleased. Zero traffic on non gamedays. Hard to park, few residents nearby....was never going to work the way it was designed.

Sure the area around the arena will look a little barren to start, but there's still lots of potential. I believe all it'll take is a couple big developments north of the arena to get things going, and maybe it's the green line that pushes that development.
If you want to feel better, look into what the arena district in Columbus looked like when Nationwide arena opened compared to now.

Okay, so you don't like the ice district, except that's not what I was saying. My point is after the arena announcement, we've gotten some significant hotel announcements, but I was just hoping we might start to see at least some teasing of what's to come (other than the hotels) around the arena. There needs to be something else there to get people to Stampede Trail on a non-event day, otherwise, we will just get our own ice district.

I would've thought CSEC would want to get people into their food and bev options and team store outside of a game day. I'm thinking a Power Play or Rec Room/Theatre with rooftop or outdoor games areas. There is the area outside the Community Arena which could have something going. I do expect the Stampede to come up with exciting things for the future of the park, so I do have long term hope, but was just thinking CSEC might try to get the jump on them.

Saying all that... We're still a little under two years from opening day of the arena, so there is time, but we know from our common hobby of following development, these things can take a bit of time. So, I'll try to be patient and hope there will be reason to go to Stampede Trail on a Wednesday night in November when the flames are out of town on a road trip.
 
It's clear that CSEC will never invest in developing the area around the arena, otherwise they would have brought out a plan for that already in the 6 years since the original arena deal was unveiled. Why would Murray Edwards invest in planning and developing the area when the city under CMLC has already invested into doing all the work themselves? Cheap owners like Edwards would rather sit back and let others do all the work.

I get what you are saying on the east side, but all things considered that's where I would prefer to see the loading docks and all the back of house type stuff. They are trying to pretty it up with the big pictures / murals, we will see if it gets VE'd out.

Who owns the land behind the BMO and Casino that faces directly onto 4th? would be a great place to throw a couple 2-4 storey buildings with retail at grade. I get your point though, this area has long promised development and nothing has materialized.

Well if they own the land and redevelop it, they get the value from the increase of their assets. CMLC is building the public infrastructure, and Truman is building the hotels so they get to capture the value of the revitalized space in higher rents and land prices. CSEC will get some lift in Flames franchise value from the new arena, but if they were more ambitious, they could capture even more value increases by developing assets nearby.

This is what everyone else has done and is doing, because revenue from those other assets does not have to be shared with the players as part of Hockey Related Revenue. As much as Murray likes the core of the team, he isn't going to give the players any more than he has to.

I know you're well informed so I'm genuinely curious for your insight. Why wait? Why not cash-in on the initial excitement about the arena? 3-5 years for any announcement means we're 5-8 before anything is realized. By that point the bloom is off the rose, but I guess it is maybe established... Still, I would think CSEC would do well to establish the area as part of people's "let's go out" routine.

why does the area redevelopment fall on CSEC? They have 2-3 restaurants as part of Scotia Place that will contribute to the streetscape. While they may choose to do something down the line, their priority #1 is get the arena done. I also dont feel this type of thing is a "new car smell piece"...as long as events are held and crowds show up, people will want to go out. Most areas around arenas only get better with time

Again, I think you are looking at it in the inverse. The arena/BMO/Stampede are bringing people to the area most days, that isn't the issue. It's now having a proper area plan/street grid/streetscape that is friendly for development and business, which with stampede trail and scotia place we will have shortly. What you need is more housing along with hotels, but that is likely not going to be CSEC doing it, it just isnt what they do.

But when does this happen ever. "teases" and "throwing things against a wall" cost money. I don't think any developer is unsure about what the area is going to be, or how the improved streetscape of the arena is VAST improvement from the Saddledome....it is just very much a huge construction zone which makes it difficult to plan and sell. This is no different than EV...the infrastructure had to come first

Because they’re aware that the big crowds are only 50ish nights a year, mostly in the dead of winter where people are happy to just head straight into the stadium.

The other nights, of Hitmen, Roughnecks and Wranglers the crowds aren’t large enough.

To have any chance of survival in that industry you need to either be special enough to be the draw or you need a significant population living/working all around all year long. People passing by with somewhere else to be isn’t the ticket.
