In February, Grosvenor revealed to the public its plans to reshape the corner of 17 Avenue and 4 Street SW with a mixed-use development that would introduce two more towers to the Beltline. The public is now being invited to learn more about the project at an information session next week as the application traverses the City's approval process.

The development and rezoning application seeks to change the designation of the property at 1520 4 Street SW to permit a multi-tower development that includes office, retail, and residential uses. Two new residential slab towers designed by McKinley Burkart would take root where a surface parking lot currently stands. The ten-storey office building at the corner would be renovated and enhanced with an attached retail and amenities podium.

Grosvenor is seeking a transfer of heritage density from two protected heritage sites at 1121 6 Street SW (Barnhart Apartments) and 1324 1 Street SW (Findlay Apartments) to then apply to the receiver development site at 1520 4 Street SW. The incentive allows property owners to purchase density at a site identified as a historic resource, whose owner will then be legally required to protect the historic building. The application also details plans to create a passageway between 4 Street and 17 Avenue SW through bonus density.

The information session will be held on Tuesday, September 12 from 5 PM to 8 PM at McHugh House (1515 Centre Street S). Grosvenor has also created a website for the development that contains more information about the proposal in its current state.
