New renderings of Arlington Street Investment's proposal for the intersection of 5th Street SW and 17th Avenue SW have been unearthed, showing how the five-storey building will navigate a skinny property occupied by a Waves Coffee House and a rear surface parking lot.

Located across from Arlington Street's ASI National Block building, The Fifth is being marketed as a boutique retail and residential condominium. Approximately 6,500 square feet of retail is expected to fill in the ground level of the building, while the upper floors give way to 34 residential units. An underground parking garage with 15-20 spaces would be constructed first, with a development timetable estimated at 24 to 28 months.

NORR Architects is the designer of the L-shaped building, which is set to employ a variegated facade composed of metal, natural wood and engineered wood. Renderings show a sprawling sidewalk and patio space extending from the main floor, with a rooftop space crowning the north end of the structure.
