As RNDSQR's GROW project launches sales this weekend, the forward-thinking local developer has revealed another striking development proposed for the city. At the Marda Gras street festival this past weekend, RNDSQR gave the public their first look at Courtyard 33, a new multi-residential development for Marda Loop that aims to significantly up the neighbourhood's architecture and urban design game.

The mid-rise project at 2240, 2236 and 2232 33 Avenue SW, a site that's included in both the Marda Loop Area Redevelopment Plan and the Marda Loop Business Revitalization Zone, proposes a mix of uses along one of the City's identified "Main Streets". 

A website created by RNDSQR and the project team describes the vision behind the development, supported by the planning policies in the area. It includes a gallery of images and an outline of the design concept, with the team positioning the building as a gateway to Marda Loop.

At the development's core is a community courtyard for local residents and visitors to socialize and get to know each other. This street-level outdoor space, porous and inviting, is designed as the neighbourhood's "living room". Commercial retail along 22 Street and 33 Avenue, with their edges also abutting the courtyard space, seek to enhance and animate the pedestrian experience. 

Rising to a maximum of six storeys, the building itself employs a design by Winnipeg-based 5468796 Architecture, who have utilized sensitive transitions and setbacks to break down the structural massing. The residential component could see a mix of 70 studio, one- and two-bedroom units overlooking the central public space.

Members of the community also have the opportunity to submit their feedback about the project at EngageCourtyard33.com. The responses recorded through the website and at Marda Gras will be compiled and addressed in a "What We Heard Report" that will be presented to the public before the team moves ahead with the formal decision-making stages for the application.
