RNDSQR is developing the multi-faceted project that subverts the typical glass box and imagines a new type of housing that democratizes light, views, and space. A highly topographical massing accommodates the developer's request for 70 units while modulating the shape to decrease the scale at sensitive points in the site. Instead of conventionally placing townhomes at the foot of the building, these units are positioned up top. A diversity of loft, studio, and condominium units then fill out the remaining portions of the structure, creating a variegated network of homes that essentially performs as a self-contained community, where social interaction is strengthened.
