On a site that once held a collection of historic homes, including a handsome red brick Victorian complete with turret and two Arts and Crafts-era bungalows, Avi Urban's Duke at Mission condos is located within the heart of the heritage-rich Cathedral District south of Mount Royal. The recently topped-off project is a four-storey, 47-unit, low-rise residential development comprised of townhouses and condos that will eventually be faced in a mixture of grey stucco, red brick accents, and wood trim.

Located at 110 18th Avenue SW in the popular Mission neighbourhood, Duke at Mission will be home to 47 residential units, divided into 43 apartment-style condos and four townhouses. Arranged in a unique "W" pattern, the building's unusual massing will set it apart from other developments in the area, along with its eclectic mix of cladding materials, which will range from modern to traditional in an effort to bridge the gap between new and old that has come to define much of Calgary's older neighbourhoods.

Starting at $200,000, the apartment-style units will range from 550 to 1,200 square feet, while the larger townhouse units will range between 1,350 to 1,550 square feet. Close to many of the most popular shops and restaurants found along 4th Street, 17th Avenue, and 1st Street, the new development will place residents in the heart of one of Calgary's most popular walkable neighbourhoods, with the proximity to the LRT a bonus for those looking to commute in and out of the core.

Once complete, Duke at Mission will likely be a welcome addition the neighbourhood. The loss of three heritage homes will be balanced by the gain of about 60 new residents, and the boost to local foot traffic should be a boon for area businesses. Representative of Calgary's recent anti-sprawl mandate in which urban density is favoured over suburban landforms, and thus part of both Mayor Nenshi and General Manager Rollin Stanley's vision for the city, Duke at Mission ticks many boxes.
